Erie is home base, so most inspections here happen the same day you call. The town sits right in the Front Range hail corridor, and the rapid build-out over the last two decades means whole subdivisions went up with the same builder-grade shingles at the same time, which is why entire streets tend to need roofs in the same season. Many Erie neighborhoods also have HOA guidelines on shingle color and profile, and I handle that paperwork so your approval doesn't hold up the build.

I'm a Broomfield Chamber ambassador, so this is a community I'm in constantly, not just a service pin on a map. Broomfield mixes older established neighborhoods with newer development, which means I see everything from three-tab roofs well past their life to five-year-old architectural shingles bruised by one bad storm. Storms tend to track through here hard, so I document every inspection with drone photos whether or not you end up filing.

For commercial buildings I'll also tell you honestly when a coating buys you years instead of a full tear-off.
